4b) Noticed Public Hearing - Discussion and Possible Action to Consider an Appeal of the Coastal Permit Administrator for Approval of a Coastal Development Permit (CDP_2017-0038) to Construct a Two Story Single Family Residence with Appurtenant Structures, Located at 1401 North Highway 1, Albion; APN: 126-010-04 Including Possible Adoption of a Resolution Denying the Appeal and Modifying the Approval of CDP_2017-0038 by Amending the Project to be a Single Story Single Family Residence with Appurtenant Structures, Adopting an Additional Finding and Revised Conditions of Approval, and Adopting the Mitigated Negative Declaration Related Thereto

The California Coastal Commission North Coast District Office sent an email today (attached) requesting that an additional condition of approval be added to the project to require that the trees used for visual screening from Highway 1, as shown in the Revised Vegetation/Landscape Plan dated June 20, 2022, be maintained for the duration of the project and any dead or impaired trees that are removed are replaced. Staff has prepared a tentative Redline Resolution and Exhibit B for the consideration of the Board that incorporates this recommendation.
