As a homeowner adjoining the subject property, we just received the Public Notice of Pending Activity today, Nov 17. 2025. We were aware of the older CDPM 2014-0035 from 2014 and supported that project. It appears that this new CDPM 2025-0003 has modified the project to now include a Manufactured Home and a metal outbuilding as a garage.
I checked with the Irish Beach Architectural Design Committee (IBADC) and this project was never submitted for CC&R compliance approval or the public review process as required by the recorded subdivision CC&Rs. They pointed out, and I concur, that the new project would be in direct violation of a couple of major sections of the CC&RS and recommended that the current CDPM be denied and the applicant submit the project per the CC&Rs and the review process, with an approved project then being resubmitted to Planning for CDPM approval.
